Peter W. Nelson
President & CEO

As the company's President and Chief Executive, Mr. Nelson spearheads the strategic acquisition of investments and new opportunity generation with a primary focus on commercial real estate facilities and other core assets for both short and long-term repositioning and new development. Mr. Nelson directs all company activities including transaction negotiation and structuring, institutional and private capital sourcing, private investment funds placement, financing and investment underwriting.   Mr. Nelson also maintains primary oversight for all facets of development, disposition and repositioning, including civic entitlements, neighborhood outreach, architectural design, civil design, construction, leasing and management.  

Prior to co-founding Winfield Lee Investments, Mr. Nelson was a development partner at Artemis Realty Investments, a partnership with Apollo Management LP Fund IV, and at the Koll Company, one of the largest real estate development companies in the United States.  Mr. Nelson also has founded, participated in and consulted on many operating businesses from restaurants and bars, to hospitality, to consumer services.  

Mr. Nelson holds a post graduate certificate from The Johns Hopkins University, and a dual-major Bachelor of Arts degree from Colgate University.  He was a President of the Colgate Arizona Alumni Association, and has been a Sponsorship Committee member and a Membership Committee member of the Phoenix Valley Partnership, a member of the National Association of Industrial and Office Properties (NAIOP), and of the International Council of Shopping Centers (ICSC). 

Gary L. Emery
Partner & CFO

Mr. Emery serves as the company's Chief Financial Officer, responsible for all complex financial modeling, legal and regulatory navigation, credit lines, debt placements, credit lease transactions, conduit financing and accounting oversight.  With unparalleled experience in the commercial real estate field, Mr. Emery is directly involved in all aspects of the entire development and repositioning process, as well as oversees management of the company's portfolio subsequent to acquisition and/or development. A masterful technician, Mr. Emery carries an industry renown reputation for driving efficiencies.

Before co-founding Winfield Lee Investments, Mr. Emery was retained by Credit Suisse to develop and implement a reposition strategy for its Arizona portfolio of joint venture commercial real estate holdings, concluding with the successful disposition of the assets on behalf of Credit Suisse.  Mr. Emery was Director and Partner of Rubin Development and Investment, the  Director of Retail Development and Partner of  the Koll Company, Phoenix, and  a Partner at the Jaren Corporation, an Arizona based real estate investment, development and management company with investments in shopping centers, office buildings, mixed use projects, a theme park and raw land.

Mr. Emery holds a Master of Science Degree in Accounting from Arizona State University, a Bachelor of Science Degree in Business Administration from West Virgina University, and has been a Teaching Assistant at the Arizona State University School of Accounting.  Mr. Emery obtained his Certified Public Accountant designation in the State of Arizona, and is a licensed Real Estate Agent in the State of Arizona.
